Dear Rae,

I wish to provide some comments in relation to my recent experience with Challa, who is the property manager of my apartment in South Yarra. I had an extremely difficult tenant who gave me a range of problems. She was always late in making rental payments, there were noise complaints against her, she used my apartment on AirBnB without my knowledge and damaged the property.

The tenant never paid rent on time or in full. It was always bits and pieces of rent and usually late. Challa always followed up with the tenant and made sure that I got paid the full monthly rental. Challa made sure that the tenant understood that this way of paying rent would not be tolerated and that action would be taken. Challa carefully handled the discussions with the tenant in regards to late payment and also kept me informed as to my rights in regards to having the tenant vacate as quickly as possible

In relation to the noise complaints against the tenant, and the AirBnB use by non tenants, Challa made sure that the Owners corporation were kept informed of the situation and that they understood that the owner was doing all in my power and legal rights to remove the tenant. This was important for me because as the owner I wanted to make sure that the other owners knew that I respected the apartment block and the security of the occupants and I was doing all I could. Challa maintained strong relations with the Owners corporation throughout the process so that they had confidence in me as an owner in the block. This good relationship was also very helpful in gaining knowledge of what the tenant was doing so that I could protect my interests as the owner of the apartment.

When it was found that the tenant was using the apartment for AirBnB, Challa researched my legal rights and determined what action I could take and promptly served notice to vacate and applied to VCAT to have the lease terminated. She developed a strategy for taking action in a grey area of the law and always kept me informed of how she thought I should proceed.

The tenant was very cunning and looked for ways to avoid vacating. She even used a medical complaint to support her case to make it look like I, the owner was being oppressive and unfair. Challa very carefully requested evidence to support the tenant’s case and cleverly negotiated with the tenant in terms of giving the tenant fair treatment but at the same time making sure my interests in getting the tenant to vacate as quickly as possible was being pursued.

Even after the tenant agreed to vacate, it was found that the property had been damaged. Challa made sure that the tenant was held responsible for the damage as the property was brand new. Challa was clever and effective in the way she negotiated the cost of restoring the apartment with the tenant. Again, application to VCAT was made but in a manner that would not appear unfair to the tenant. Challa was able to recover the cost of repairs for the damage and have the place quoted, restored and ready for the next tenant very quickly. I was not put to any expense with the tenant covering the cost of repairs and the apartment was maintained to its new condition.

I was most of all impressed by the way Challa handled the series of difficult situations. The tenant was dishonest, unresponsive and appeared to know what she was doing in terms of being deceptive, hard to contact and generally making things hard. The tenant failed to stay in contact and always had excuses. However, Challa, showed great diligence, persistence and tact in dealing with the tenant. Most of all, I was pleased with the way Challa always kept me informed of what was happening and what she felt I needed to do next. I was concerned about my apartment and the fact that I had a tenant who was not paying and possibly damaging the property and therefore it was very reassuring to receive constant emails and phone calls updating me on the state of affairs. I always felt that Challa was doing the most that could be done under law to protect my interests.

Overall, I got paid all the rent that I was entitled to under the lease and I believe that Challa was able to get the tenant vacated as quickly as was possible in the circumstances. She acted quickly and decisively when it was found that the tenant was using AirBnB and allowing others to use the apartment and Challa made sure that any damage to the property was rectified quickly and paid for by the tenant. The end result was that the property was vacated, restored to new condition quickly and new tenants found and moved in without any hassle to me. This was very important to me as the owner and I am grateful for the time and effort that Challa put into her role as property manager. She showed a high professional level of care, knowledge and dedication to getting a good outcome. Thanks Challa, great job in difficult circumstances!

I was introduced to Luke Spence when Beller were appointed for the property management of a number of apartments within our development in Maribyrnong.

From the outset Luke has impressed me with his genuine interest in learning about our development, presenting the property to potential tenants with knowledge, securing a high standard of tenant, sticking to his guns with price points set and agreed and being successful in leasing quickly for his landlords and our clients. He has also spent a large amount of time training his team so that they also know the development as well as he does which makes for an excellent working relationship Beller and JMC.

Luke spent a huge amount of time onsite whilst the leasing was taking place and was by far the most professional. Unfortunately, as the developer we can’t enforce a certain property manager, only give advice to our clients. We would have no hesitation in recommending Luke and Beller going forward due to the commitment that Luke has shown to our development and our clients. The difference between a good property investment and a bad one can be the management and we honestly believe our clients are in safe hands which for us, is the most important thing.

My wife Clare and I have been (and continue) to rent the premises at Kooyong Road Toorak, which we have occupied for a considerable period, that being some 2 years.

As we will shortly be moving from Kooyong Road into our new residence, being an apartment nearing completion in Somers Avenue Malvern, my wife and I would like to take this opportunity to convey to the management of Beller Residential, our compliments to the business, at our having had the pleasure of dealing with Vicki Madduluno during our period as tenants.

 

Vicki has, from the outset, provided us with a most courteous and very professional service, which has seen the need to resolve a considerable number of practical issues with the property, which were essentially repairs and maintenance but which were of a nature that the efficient operation of the house was dependent upon same being resolved promptly. On each occasion, Vicki handled such matters in an exemplary manner.

By way of example, in addition to arranging for the complete replacement of the air-conditioning unit, which provides cooling and heating for the upstairs of the house, Vicki has also supervised the most recent major issue being a leaking water supply pipe, which was located under the slab of the house. This required specialist plumbers having to break through the concrete floor of the house in order to repair the leak. I am sure that you will readily appreciate the difficulties of arranging for this substantial work to be done whilst at the same time having regard to the best interests of our family as tenants and residents. Vicki, dealt with such issues in a most thoughtful and professional manner.

Suffice it to say that my wife and I regard ourselves as very fortunate indeed to have been able to deal with Vicki Madduluno in relation to our period of rental of the Kooyong Road property.

New Business Manager- Luke Spence

Last July after having bought an apartment off the plan in South Yarra via Beller Real Estate, every step of the process had been seamless, from the quality of the apartment being marketed by Beller to dealing with the

sales personnel. I was impressed!

 

The apartment was ready to be leased out and I was recommended a ‘boutique’ family run company to handle this.  Six weeks later the apartment was still untenanted, with weekly updates from the agent telling me

everything the prospective tenants didn’t like about the apartment. To make things worse, I had been advised to drop the rent from $450 to $400.  In despair I attended an OFI and it soon became apparent why.

 

This is when I literally bumped into Luke Spence outside the apartment, as he was leasing other apartments in the same development. On first impression Luke was friendly, professional and genuinely interested in my

predicament.  He immediately restored my confidence that I had in fact purchased  a quality apartment, in a highly sought after area.  Luke also assured me that he had leased other similar apartments at my starting price

with no issues. I asked Luke if he could help me out as I was leaving for am overseas holiday the following week and anxious the property would remain empty.

 

Luke was a godsend. He was the consummate professional and took charge of the situation immediately with regular business like contact throughout. He assured me he could find a quality tenant for me and even

attended the former agency to collect my keys. Luke did not let me down. He showed a genuine interest in my plight throughout, knew the area and development well and within 3 days contacted me overseas to let me

know he had found three potential tenants with outstanding credentials at the price expected for that area.

 

I would not hesitate in highly recommending Luke to any prospective investment property buyer.  Luke was true to his word and found a high quality tenant in the professional sector who pays on time without fail and keeps

the property in immaculate condition.
